The owner of this property came to us seeking alternatives for his property. He sought to maximize use, receive passive income, and achieve a stable income stream.  After assessing location, site and building characteristics, and market dynamics, we recommended moving his machine shop to a less commercialized area and conversion of his property to retail use.  The owner did a good job supervising renovation of the existing structure and plans to construct an additional building in phase 2.  We leased the 12,000 square foot building in less than a year - during its renovation.

Operations had ceased months before our initial contact, and the last of the machinery was being crated when our co-listing agreement was executed with the company’s national real estate representatives.  After we provided a competitive market analysis including recent comparable sales, the asking price was set and marketing efforts began.  The sale was CLOSED within 6 months of the listing date, at a price within 15% of the asking price.

The lender received the keys to this property along with a list of tenant improvements required before the grocer would entertain lease renewal.  The lender was located 3,000 miles away however, and needed local representation.  We have assisted with addressing tenant concerns, arranged competitive bidding, and implemented the new owner’s maintenance regimen-all to facilitate the renewal of the tenant’s lease and preserve the lender’s yield.
